My Property Won’t Sell. Now What?

If your home has been on the market for a while and you are not getting the right offer or you are not quite ready to list your home for sale, renting the property for a 1-3 year period may be a good option. Many homeowners have chosen to rent their properties for this reason.  It may be not their first choice but it is a sound alternative.

Taking the first step towards making that decision can be tough and that is where we can help.
We understand that this is a difficult decision to make and we will be here to assist you through this transition.


What if I am living out of state?

Many of our clients who own houses, apartment or condos for rent live out of state and with our effective agent communication you can have peace of mind while we care for your investment.


What fees will I incur?

Acquisition/Leasing Fee = 100% the first full month’s rent
10% monthly management fee on gross rent (per unit)
1/2 months rent for lease renewal fee


What services are included for the Acquisition/Leasing Fee?

The Acquisition/Leasing Fee covers all services and costs related to marketing your property for lease. This includes photography, showing service, marketing, screening tenants, and preparing lease agreement paperwork.


Do you have a setup fee?

There is a 1 time set-up fee of $100.00 for each owner not property.


When will I receive my rent proceeds every month?

Rents are due in our office the 1st day of each month. As long as rent is received by the 3rd of the month, ACH disbursements will be processed between the 15th and the 30th of the month. If the rent is received late, we will make every effort to get disbursements out to you as quickly as possible after payment has been cleared.

When will I receive my monthly owner statements?

Owner statements can be pulled on the Owner Portal, saving time and paper. These statements provide you with a quick snapshot of your property details for the current/past month. We can also include maintenance invoices and additional reports at your request.

How long does it take to place a tenant in my property?

Our average days on market is 30 days. We lease our properties quickly because we pay very close attention to the current market.


Will you be letting just anyone look at my home?

We take great care in  pre-screening all prospective tenants and one of our professional leasing agents will accompany all tenants to your home.

How do you make sure the tenant is taking good care of my home?

There are several ways your property manager learns whether the tenant is taking care of the home. Above all, careful tenant selection from the very beginning protects your property from being rented to irresponsible people. During the lease term, we may have an occasion to enter the property for repair or maintenance reasons and will use that opportunity to have a good look at the condition.

Who handles emergencies?

RHE Property Management will handle all emergency and non-emergency repairs 24 hours a day, 7 days a week
.

As the owner, how involved do I need to be?

As an owner we want you to be as involved, or uninvolved, as you wish. Many of our clients are out of state and out of the country. We only ask that you’re available via phone or email to make any executive decisions. If you’re an owner who likes to be actively involved in your property we’ll be happy to keep you in the loop.

What if I decide to sell my home?

We have brokers to help facilitate your sales transaction.
